Bita Zarghami is the founder and principal of BZ Legal Services in Richmond Hill, Ontario. A licensed paralegal and graduate of Seneca's paralegal program, she brings a rare blend of formal legal training and real-world business experience to every client she serves.
Before founding the firm, Bita spent over 20 years as a real estate professional, guiding clients through more than $100 million in transactions. That career built deep, practical expertise in contracts, negotiation, and client advocacy — the very skills that landlord and tenant work demands.
From the property market to the Landlord and Tenant Board
Landlord and tenant law lives at the intersection of property, money, and people — which is exactly where Bita has spent her entire career. A tenancy agreement is a contract. An N4, an N12, or a notice of rent increase is a document with legal consequences that turn on precise wording and timing. After twenty years reading, drafting, and negotiating real estate agreements, Bita approaches these documents the way she always has: closely, practically, and with an eye for the clause or the date that changes everything.
Her background also gives her a genuine feel for the questions at the heart of so many rental disputes. What is a unit actually worth? What does "market rent" mean in this neighbourhood? These are not abstractions in matters like above-guideline increases, right-of-first-refusal after a renovation, or a suspected bad-faith N12 — and they are questions Bita has answered professionally for years. Add a Bachelor of Accounting and training as a licensed mortgage underwriter, and the financial side of a case — rent ledgers, arrears, deposits, and the interest owed on a last month's rent — is second nature. That fluency matters, because at the Board, cases are often decided on exactly this kind of clear, well-organized financial evidence.
